Before You Hire Any
San Diego Agent, Make Sure
They Can Answer These 5 Questions.
San Diego has over 20,000 licensed real estate agents. Most are part-time. Most haven’t closed more than a handful of deals this year. Choosing the wrong one doesn’t just cost you time β in San Diego, it costs you money. Often a lot of it.

5 Questions Every Agent Should Answer Before You Hire Them
If they hesitate, deflect, or give vague answers β that’s your answer.
“How many transactions did you close in San Diego last year?”
Part-time agents close 2β5. Full-time professionals close 20+. Volume means experience β and your transaction deserves someone who’s seen every situation.
“What does your team do differently that other teams aren’t doing?”
Any agent can say they “work hard” or “communicate well.” You want specific, provable differentiators β systems, tools, network, or strategies that actually move the needle. Vague answers reveal average results.
“Can I see your recent reviews β not just the best ones?”
Anyone can cherry-pick a great testimonial. Look at the pattern across 20, 50, 80+ reviews. Consistency under pressure β not a highlight reel β is what you’re actually hiring.
“What’s your communication process when I can’t reach you?”
In real estate, deals move fast. If your agent goes dark, opportunities close. Ask exactly who covers them, what the response time guarantee is, and how they document every step.
“What’s your specific strategy for netting me or saving me the most money?”
This is the only question that matters at the end of the day. You want a specific answer β pricing strategy, negotiation tactics, buyer pool access β not platitudes. If they can’t explain their financial strategy clearly, find someone who can.
Why People End Up With the Wrong Agent β And Pay for It
These are the three most common agent-selection mistakes in San Diego β and what they actually cost.
“I went with the agent who said they could get me the highest price.”
β What Happens
Agents who overbid to win your listing watch your home sit on the market, then pressure you to reduce. A data-backed price that creates urgency and competition will consistently net more than an inflated list price that goes stale.
“My friend or family member is an agent, so I used them.”
β What Happens
Loyalty is admirable. But your home is almost certainly your largest financial asset. A part-time or inexperienced agent can cost you $25,000β$75,000 in a single transaction in pricing, negotiation, or marketing reach alone.
“I’ll just use whoever is already representing the listing.”
β What Happens
Dual agency creates a direct conflict of interest. The listing agent’s job is to maximize the seller’s outcome β which is the opposite of your goal as a buyer. You deserve someone whose only job is to protect and advocate for you.

Three buyers. Three different situations. One thing in common: they finally had an agent in their corner.
